The Boulevard offers an array of 1 and 2 bedroom apartment floor plans.

The Boulevard is a non-smoking community, providing a clean and comfortable environment for all residents.
Furnished homes aren't offered at this time, which means your space is a blank canvas, ready for you to make it your own from day one.

Our office hours are Monday through Friday 9:30 AM to 5:30 PM and Saturday 10 AM to 5 PM.

Yes, The Boulevard is pet friendly. Breed restrictions and community pet policies apply.

The Boulevard Apartments offer a great mix of location and comfort. You’re close to Rice University, Rice Village, West University and the Texas Medical Center making it easy to enjoy dining, shopping, and work all nearby. It’s a welcoming place to live that keeps you connected to everything Houston has to offer.

The community is located at 2440 North Blvd in Houston, giving you convenient access to nearby dining, parks, and several major Houston destinations including well‑known employment and medical hubs throughout the city.

Leasing and Application Process

As part of the application process, we conduct both background and credit checks to help ensure a safe and responsible community for all residents.

Short-term lease options may be available depending on current availability. Please note that additional fees may apply.

Approval timelines vary based on how quickly we receive your documents. Income documentation is typically due within 24–48 hours of applying and must be reviewed by a third-party auditor. Most approvals are completed within 48–72 hours, though some Essential Housing programs may take a little longer. We'll keep you updated every step of the way!

Yes, renters insurance is required for all residents. It's a straightforward way to protect your belongings and gives you peace of mind from the moment you move in.

Applicants must earn at least 2.5 times the total monthly rent and have fair credit or better; we do not accept applicants with broken leases, evictions, or outstanding rental debts. Not sure if you qualify? No worries—our team is here and happy to help every step of the way!

To apply, please provide a valid driver’s license or passport, along with income documentation and recent bank statements.

Visit the property website or give the leasing office a call to set something up. There's really no better way to get a feel for the community, explore the floorplans in person, and imagine yourself coming home to The Boulevard every day.

Pricing, Fees, & Deposits

Utilities are not included in the base rent and will be billed separately. This includes water, sewer, drainage, trash, pest control, and a utility administration fee. Check out our Total Monthly Leasing Price that includes some of the additional fees.

Utilities are the resident’s responsibility and include electricity and optional Wi-Fi. Water and sewer services are facilitated by the community and added to the monthly rent, with water costs allocated to each unit based on the number of occupants and square footage. Trash hauling is also included in the monthly charges and is allocated based on usage. The other set fees include Pest Control, Utility Administration Fee and Drainage.

Rent is due on the 1st each month and can be conveniently paid via ACH or credit card through Bilt via the Loft Living App.

Move-In, Lease Terms

We offer flexible lease terms ranging from 12 to 15 months. For our Essential Housing program, lease terms are set at 12 months, as this program follows specific guidelines to help maintain consistent housing availability and compliance requirements.

On your move-in day, we require renters insurance, proof of electricity setup, and payment of rent and the security deposit.

We allow lease transfers with specific guidelines; however, subletting is not permitted.
We require a 60-day written notice prior to move-out, along with fulfillment of your lease term. We also ask that the apartment is returned in the same condition it was received, normal wear and tear excepted.

Amenities & Lifestyle

Residents can enjoy an array of community amenities such as clubhouse with a pool table, a fitness center, a business center, a sparkling pool with a sunning deck, a covered patio with BBQ grills, and beautifully landscaped lawns.

Our gym is open 24/7, and our pool is available daily from 10:00 AM to 10:00 PM.
The Boulevard does not currently offer any amenities that residents can reserve.
No, Wi‑Fi is not available in the common areas at this time.

The Boulevard does not have a guest suite for visitors.

Covered parking is available for residents.

Unfortunately we do not offer and EV charging stations.
We offer an excellent bike rack for residents who need convenient bike storage, making it easy to keep your bicycle accessible.
Packages are conveniently delivered right to your door for added ease and comfort.
Yes! The Boulevard hosts resident events and community activities throughout the year, providing opportunities for neighbors to connect, socialize, and build a sense of community. Be sure to watch for announcements and updates on upcoming events!

Guests

The Boulevard does not have a guest suite for visitors.

We offer open parking for guests at no cost. The only spaces that are off-limits to visitors are the assigned carport spaces. Please remind your guests to avoid parking in carport spaces, as unauthorized vehicles may be subject to towing.

Guests can access the community with assistance from residents. Residents have app-based access and can conveniently open the entry gate for their guests upon arrival.

Accessibility

The Boulevard is not an ADA-accessible community. However, we'd be happy to discuss the property's features and layout with you to help determine whether it may meet your specific needs. Please feel free to contact our team with any questions.

Yes, our gym is easily accessible with a door code that is given to all new residents on your move in day.

We provide accessible parking for all individuals with disabilities throughout the community.

Pets

Absolutely! Your furry family members are welcome here. If you have questions about our Pet Policy & Fees, please contact our leasing office. Our dedicated staff is always happy to help answer any questions.
Breed restrictions apply, so reach out to the leasing team for the full details before you move in.
We have a limit of 2 pets per household.
Yes, service animals are welcome at The Boulevard. Residents must provide the required documentation, which will be reviewed and verified through PetScreening.com prior to approval.
While The Boulevard does not currently offer dedicated pet amenities, many of our residents enjoy walking their dogs throughout the beautiful neighborhood surrounding the community, making it a great environment for pets and their owners.

Neighborhood

We are located a mile from Rice University in the Rice Village/West University area.

HEB, Trader Joes, Costco and Krogers are our neighborhood grocery stores. Rice Village offers numerous restaurants such as Torchy's Tacos, Hopdoddy Burger Bar, Goode Company Seafood and Guadalajara Mexican Grille.

Resident Resources

Rent can be conveniently paid via ACH or credit card through Bilt via the Loft Living App.
All residents will renew their lease through the Loft Living App, however, for all residents under the Essential Housing program must complete the recertification process first.
Maintenance requests are submitted through the Loft Living Application.

We offer a convenient resident portal on our website under the Residents section, powered by Bilt. You can also download the mobile app, allowing you to easily pay rent, manage your lease, submit maintenance requests, and even earn rewards.

Yes, we have the BILT Rewards application that will allow you to get rewards for dining, shopping and paying rent.
At this time we do not offer any services to remote workers.
